Nestled in the picturesque village of Succoth, our property is more than just a place to stay—it’s a haven for making memories. Whether you’re here to explore the stunning beauty of Loch Long, Loch Lomond, and Glencoe or to unwind in our private hot tub, home cinema, or games room, we’ve thought of every detail to ensure your visit is extraordinary.

From the moment you step through the door, you’ll feel at home. With four spacious bedrooms, three modern bathrooms, a log burner for cozy evenings, and a fully equipped kitchen and dining area, our retreat is designed for comfort and connection.

Rules

House Rules and Terms of use.

Parties and additional guests.

• Parties or events are not allowed.

• Please note we are licencesed to host 8 guests. No additional guests are allowed within the property or grounds. 

Smoking, Vaping, E cigarettes.

• Smoking/vaping/e cigarettes are not allowed at any time within the property. Please use the ash tray provided to dispose of cigarettes and do not throw them into fields it is a fire hazard.

Pets.

• Only one pet per stay is permitted within the property at any time. Additional pets must be pre-approved prior to your arrival and there is an additional charge per pet which must be paid 30 days prior to your arrival. Whilst your pet is here, please ensure you clean up after them keep them off our furniture and beds.

Food and Drink.

• Food and drink is not to be consumed in the bedrooms at any time. 

Damages and Losses.

• Please place your key back in the key box when you are not using it. Lost keys will incur a complete new lock replacement fee.

• Please take care of the furnishings. You will have to pay for damages.

• Please do not re arrange any furniture, it damages our floor and the furniture.

• All items including bedding, within the property are listed and checked during every clean. Nothing is to be taken from the property at any time or you will incur a charge and a visit from the police.

• All breakages must be reported to us so that we can replace them. 

• You are responsible for any damage or loss caused to us, including any damage to our property by your act, omission, default or neglect and You agree to indemnify us and you agree to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.

Gardens and outdoor space.

• All furniture is to be covered when not in use with the covers provided. Cushions are to be placed in the boxes provided. 

• Please respect our neighbours when using the garden and keep noise to a minimum.

• If you use the BBQ then you a responsible for cleaning it. Failure to do so will incur a fee.

• Prior to check out please remove all rubbish and ensure all dishes are cleaned or placed in the dishwasher.

• Prior to check out or if you leave the property then ensure all windows and doors are shut and locked and the heating and electrical items are turned off.

Streaming.

• The streaming services included are Netflix, Disney and Prime Video. Guests are not allowed to purchase, download, or rent any subscription or entertainment not listed above.

Terms of use.

Booking: Please note that if you book direct with us that at time of booking a £100 deposit is required and is non-refundable in all bookings. The balance will then be due 30 days before arrival. 

Cancellation policy: The Guest can cancel free of charge until 30 days before arrival. The Guest will be charged 50% of the total price if they cancel in the 30 days before arrival. If they cancel within 14 days of arrival, then the full balance must be paid. If the guest does not show up, they will be charged the full balance.

Electric Vehicles: Charging of electric vehicles is not permitted on the property. 

Liability: The owners accept no liability for any personal injury, death, loss or damage of guest’s personal property within the house.

We reserve the right to terminate your Booking immediately without being liable for any refund or compensation where break the above rules or you engage in unacceptable behaviour that causes a disturbance or nuisance neighbours or other residents of the community.

HOT TUB SAFETY

Please take a few minutes to read this simple medical and safety advice before using the hot tub, as we want everyone to have a safe and enjoyable stay. 

Note to parents and hot tub users: 

It is your responsibility to enforce these rules for you and your children’s health and safety.

Medical advice

 Guests suffering from diseases of the heart and circulation, skin conditions, are immuno-suppressed, subject to fits, or taking drugs affecting the cardiovascular or nervous systems, should not use a hot tub without first seeking medical advice. 

 Pregnant women are advised to consult with their doctor before using a hot tub.

 Never use the hot tub while using or after using narcotics, a heavy meal or while under the influence of alcohol, sedatives or other drugs that may cause sleepiness, drowsiness or raise/lower blood pressure. 

 Take care when entering and leaving the hot tub. When leaving the hot tub,leg muscles may be relaxed enough to make you unsteady. 

 If any allergic reaction occurs leave the hot tub and rinse off in the shower. If the reaction persists, contact a local doctor or A&E. 

 Avoid entering the hot tub water immediately after exercising as the water temperature can affect the heart rate. 

 No incontinent person may use the spa pool, either with or without a waterproof nappy. 

 People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub.

Safety advice

 Please keep the hot tub covered and the cover straps secured when you’re not using it. This will conserve energy and prevent anything from falling into the tub (i.e. a child!). The cover is only to be lifted using the arm and not to be placed on the floor or taken off the hot tub at any time. 

 Do not remove the float from the water. It contains slow releasing chlorine tablets to maintain the water chemistry.

 Shower with soap and water before and after using the hot tub. Showering before use washes away many of the common skin bacteria and removes lotions, deodorants, creams etc. which reduce the effectiveness of the spa sanitiser which disinfects the water.

 Please ensure feet are clean before entering the hot tub. 

 Glassware must not be used in or around the hot tub (you will find plastic 

glasses in the kitchen.)

 Do not eat, drink or smoke in the tub as food and drink are potential nutrients for bacteria and being drunk in a hot tub can put you in danger of drowning.

 Water temperatures between 34°C-37°C are recommended by the manufacturer.

 Never use the hot tub alone. 

 Bathers must not exceed the maximum number of persons permitted in the spa pool (6)

 Hot tubs are not recommended for children under five to use as small children have a different body temperature regulation system and can’t cope with the heat. Children under the age of 16 must be supervised by an adult at all times.

 Bathers must not wear lotions, oils, make-up or skin creams in the spa pool as they discolour the water.

 Bathers are strongly discouraged from swallowing the hot tub water.

 It is recommended that bathers do not exceed 15 minutes immersion at a time.

 Take care on the hot tub steps.

 Do not use the hot tub in a thunder and lightning storm.

 Please don’t use electrical devices (including phones, radio, TVs or any other corded devices) in the hot tub.

 If you use the hot tub during the winter and the temperature is below freezing, water splashing over the edge can quickly freeze into slippery ice, so please take care.

 Ensure no contaminants, i.e. bubble bath, alcohol, oils etc. are placed in the water as this can upset the chemical balance of the water and result in allergic reactions.

 Do not immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers of drowning due to suction below the water line.

 Do not jump into the water or play ball games.

General information

 Please be considerate to our neighbours especially if using the hot tub at night time and keep noise levels to a minimum.

 If any fault or damage occurs with the hot tub please contact us at the earliest convenient moment.

 Please ensure all towels are placed in the basket at the end of your stay missing towels will incur a charge.

 In the event a test results in a negative result the hot tub may need to be closed until such time the hot tub is safe for use. 

 The water is tested to comply with HSE regulations and a written log is kept of this. Monthly microbiology tests and quarterly legionella tests are also conducted in accordance with HSE guidance.

You use the hot tub at your own risk, and liability and breach of rules or damage to the tub or furniture may incur additional charges. 

Please note that CCTV is fitted to the exterior of our property and overlooks the front gardens, side gardens and rear gardens including the hot tub for your safety and security and assesment of damage or liability.
